LRS Scheme 2020 Telangana Guidelines for Unapproved Layouts in the State

Telangana Governmenthas issued guidelines for the LRS (Land Regularization Scheme). Issued order allowing for regularization of place. The LRS application form has to be filled online till 15 October. The Telangana govt. has made the LRS scheme available, declaring August 26 as the cut-off date.

The Telangana Municipal Department has provided an opportunity to regularize illegal layouts. The order state that the layout regularization (LRS) process has started 31/08/2020, which is open to layout owners and registered plot ownners from 26th August.

Talangana LRS Guidelines for Unapproved Layouts

The Municipal Department has issued guidelines regarding LRS officials said the layouts would be regularized subject to the following guidelines.

  • The Government of Telangana has made the LRS scheme availabe, declaring August 26 as the cut-off date.
  • The LRS registration free of Rs.1000 is stipulated and lay out application free at Rs. 10,000.
  • Those who have a plot of less than 100 yards are entitled to a regulation fee of Rs.200 to be paid while Rs.400 for regularisation of 100 to 300 yards and Rs.600 for regularization of 400 to 600 yards of land.
  • The government has announced that the LRS scheme will be applicable to municipalities as well as gram panchayats.

Earlier, the government of Telangana, n order to ensure that panned sustainable development takes place in all unapproved layouts has stopped registration of plots in unapproved/ unauthorized/ illegal layouts. However, to brings all these unplanned/ unapproved/ unauthorized layouts into the fold of planned sustainable development and to provide basic facilities in these areas for the plots owners in these payouts and in the nearby areas.

In case required road width is not available required depth for widening equal on both sides shall be insisted. Where an unapproved layout site is affected in the statutory Master Plan road network, the competent authority shall retain the alignment in the said layout and if not feasible, the Competent Authority with prior approval of Government is authorized to suitably modify the Master Plan road.

The layout pattern as far as possible shall be retained ipso facto and only in exceptional cases like need for connectivity, integration with surrounding network etc. Modification may be considered by the competent Authority. Water bodies if any shall be preserved in the layout, subject to taking up protection and improvement of foreshores of such water bodies.

The government in its orders said that the LRS amount collected shall be kept in separate escrow account and separate guidelines shall be issued by the Government on utilization of LRS amount for development of infrastructure in respective local bodies.


CM KCR 2BHK (Double Bedroom) Housing Scheme to Ready by March 2020 in Telangana

The government`s flagship programme of 2 BHK housing scheme at Kollur in the city outskirts where 15,660 flats are being built in 125 acres of land will be completed by March 2020.Nearly 1 Lakh people will reside at this place once the project is completed.

It is said to be one of the biggest and most prestigious houisng projects taken up in Asia and will boast all amentities and infrastructure like water, power, drainage, roads, shopping malls, parks, nursing homes, school, Library, police out-post, fire station, bus station and parking facility in each block.

Chitra Ramachandran, Additional Chief Secretary for Housing Telangana Housing Department inspected the progress and said it is dream project coming into realisation as desired by the chief Minister, K Chandrasekhar Rao, and will be alooted to people living below poverty line.

Each house hare consists of two bedrooms, a hall, a kitchen and two toilets with a total built-up area of 560 sft. Cost of housing per each Dwelling Unit (DU) is Rs. 7.90 lakh and cost of infrastructure per DU is Rs. 75,000. The total Project Including housing plus infrastructure is around Rs 1,3554.59 crore.

95,000 more 2BHK Houses Approved by Telangana Government

State Government of Telangana approved 95,000 2BHK houses for Assembly Constituencies outside GHMC area (Greater Hyderabad Municipal Corporation). A total of 1,000 double bedroom houses were approved per Assembly Constituencies.

An additional 1,400 houses had already been approved, As said by officials.

They directed Managing Director of Telangana state Housing Corporation Limited to take suitable steps from process of sanctioning to process of accessing funds from Funding Agencies. Proper availability of funds will surely help to complete this housing project in association with District Collectors.

Also District Collectors will be launching housing scheme in Rural as well as Urban areas.
Housing Department will use Funds for 95,000 houses, which were prepared under Pradhan Mantri Awas Yojana – Gramin (PMAY-G) & Housing for All Mission.

For this purpose an advice was given to Commissioner of Weaker Section Housing Programme to propose government to provide subsidy, which will be availed out of provisions for Budget 2017-18.
