Center Approves 3.31 Lakh more Affordable Houses under PMAY (U) in CSMC 49th Meeting

Center approved the construction of more than 3.31 lakh affordable houses under Pradhan Mantri Awas Yojana Uraban (PMAY-U) in the 49th Meetig of the Central Sanctioning and Monitoring Committee (CSMC) held on 27th November 2019.The cumulative number of houses sanctioned under the Pradhan Mantri Awas Yojana (Urban) has risen to 96.5 lakh with the centre approving proposals for construction of 3.31 lakh more affordable houses with an overall central assistance of Rs. 5,092 crore.

The 49th Meeting of the Central Sanctioning and Monitoring Committee (CSMC) under Pradhan Mantri Awas Yojana (Urban)held on 27th November, approved 606, proposals from participating states for the construction of 3.31 lakh more houses with an overall inverstment of Rs.15,125 Cr. involving central assistance of Rs. 5,092 Cr.

This includes six light Houses Projects for construction of 6368 houses to be built across 6 states namely Gujarat (1,144), Jharkhand (1,008), Madhya Pradesh(1,024), Tamil Nadu (1,152), Tripura (1,000) and Uttar Pradesh(1040).

3.31 Lakh More Houses Under Pradhan Mantri Awas Yojana (Urban) – CSMC 49th Meeting

The number of affordable houses approved under Pradhan Mantri Awas Yojana – Urban (PMAY-U) in the 49th CSMC meeting held on 27th November 2019 sate wise are as following

The state of Andhra Pradesh has proposed the largest number of new houses and leading state with the highest ever cumulative sanctions for 16,34,748 houses followed by Uttar Pradesh with 14,53,989 houses under the PMAY-U mission.

The proposal received are under Beneficiary Led Construction or enhancement (BLC) and Affordable Housing Project vertical of the scheme. the houses proposed under houses projects (LHPs) will be constructed by using new and innovative technologies and will serve as live laboratories for research, testing, technology transfer, increasing mass awareness and for mainstreaming them in the country.

Pradhan Mantri Awas Yojana (Urban) Mission has sanctioned more than 96.50 Lakh houses under PMAY(U) against the validated demand of 1.12 core houses. A total of 56 Lakh houses are grounded for construction of which 28.4 Lakh have been completed. After subsuming projects of Rajiv Awas Yonana (RAY) Scheme, the total number of houses sanction for urban poor under PM Awas Yojana Urban (PMAY-U) is now more than 96.50 Lakh.

The City and Industrial Development Corporation of Maharashtra (CIDCO) plans to provide 94,000 low cost houses in Navi Mumbai in upcoming housing scheme CIDCO Lottery 2020. The CIDCO Lottery 2020 online application form will be started at officially website of City and Industrial Development Corporation of Maharashtra https://lottery.cidcoindia.com.

The upcoming CIDCO Lottery 2020 for homes at lower rates to people will be implemented with sum of Rs. 19,000 crores. Around 53,000 flats are expected to be available for Lower Income Group (LIG) and 41,000 units for Economically Weaker Section (EWS) categogy.

The upcoming CIDCO Lottery 2020 in Navi Mumbai, Maharashtra will have all the units 2 KM of the rail network, bus terminals and metro network. The CIDCO board is also keen to reach the metro test run scheduled in Dec. 2019.

Maharashtra Housing Scheme – 2019 One Family One House Eligibility

The Maharashtra government has changed the rule concerning the eligibility of the beneficiaries in government hosing schemes. Now one person, one house norm will be applied across Maharashtra. Which means a person and immediate family will have only one house anywhere in Maharashtra.

Last year on 4th May a challenge was hearing in the Bombay High Court. It has ruled that no other house will be allotted to a beneficiary if he has already one under the government scheme. No matter if the beneficiary is a judge or a bureaucrat. The challenge was to an allotment made to a society of sitting HC Judges in the suburbs of Mumbai.

Accordingly, the housing department has made a policy that will be tabled before the state cabinet soon in a few weeks. According to Indian Express, the sources said that the policy will surely get cabinet`s nod as the government has already committed to unveiling the policy to the court.

According to the report the state`s las department has said that norm should apply to a beneficiary`s immediate family such as the wife or dependent child as well to make sure that an ineligible beneficiary is not getting the 2nd house in the name of a family member. It is yet to be clarified whether the norm is applicable for various free-housing rehabilitation schemes or not.

Maharashtra Government to Construct Affordable Houses on MIDC Land

The state government of Maharashtra plans to utilise unused residential plots on Maharashtra Industrial Development Corporation (MIDC) land. These houses will be given to the people who are working in the industrial areas across the state.

Chief Minister Devendra Fadnavis recently called for a review meeting of the Pradhan Mantri Awas Yojana (PMAY) projects where unused residential plots carved out of industrial areas were deliberated upon. There are a total of 230 MIDC plots in the state and sate has acquired over 53,000 hectares of land of which 48,000 is for industrial use – whereas some plots are also demarcated for residential purpose. The MIDC was set up in 1962 to develop industry and provide employment with in the state.

CM Devendra Fadnavis has instructed to the officials to prepare the plan and policy which will be then approved in the cabinet meeting Earlier while speaking with DNA, housing minister Radha Krishna Vikhe Paltil informed that his department focus will be on affordable housing and these houses will be constructed through the PMAY across the State.

Vice President of Maharashtra Chamber of Housing Industry (MCHI), Navi Mumbai said that the development alone cannot meet housing demand and government should participate in it. PMAY Scheme on MIDC land is a win – win scheme for the government, buyers and the government as well. State government should announce more incentives so that a large number of developers will come to develop affordable Houses on the unused industrial plots.

Poddar Housing Launches Rs.23 Lakh Homes in Badlapur under Pradhan Mantri Awas Yojana (PMAY)

Poddar Housing and Development Ltd will launched the 1st public-private partnership affordable housing project in Mumbai Metropolitan Region under the Pradhan Mantri Awas Yojana (PMAY) on the occasion of Gudi Padwa at Badlapur on Saturday 20 April, 2019.

Managing Director of Poddar Housing said the Poddar Wonder City in Badlapur is one of the 1st PPP projects under Pradhan Mantri Awas Yojana housing scheme for affordable housing across India.

Poddar Housing Rs.23Lakh homes in Badlapur under PMAY Scheme

In the first phase of the Poddar Housing Project under PMAY scheme in Maharashtra (Badlapur) people will get 1100 homes for EWS category. The cost of homes in Badlapur under Pradhan Mantri Awas Yojana housing scheme is Rs.19.95 lakh which includes stamp duty registration and society maintenance charges which could go upto Rs.23.45 lakh Badlapur housing scheme uses high quality aluminum frame work construction technology which is usually used in South Korea.

The project offers several amenities includes an open gymnasium, swimming pool, children`s play area, courts for sports like badminton, football, tennis, chess, an open-air gymnasium and include a 22,000 sq.ft. clubhouse. Poddar Brio School with CBSE curriculum and a 100 bed Central Hospital the only hospital with ICU facilities at the project will be added features of the project.

Badlapur housing projects has 20 storey building of 304 sq ft carpet area homes will come up on land adjoining an existing Poddar project in Badlapur. Poddar housing has given timeline of 3 to 4 years for the project to be completed during registration with MahaRERA. Although, it is expected that the Poddar Housing Ltd will finish this Badlapur Housing Scheme under PMAY housing in a much lesser time.

There is also a proposed metro line and Vadodara Expressway which are close to the Badlapur Housing Project which will improve productivity.

Poddar said the wondercity will become the model for other affordable housing projects envisaged by the group in MMR and Chakan region, building 4100 affordable homes.

State government of Maharashtra has launched new housing scheme 2019 Atal Construction Workers Awas Yojana Rural in Maharashtra. Under Atal Construction Workers Awas Yojana Rural Housing scheme 2019 Maharashtra government will provide financial assistance of Rs.1.5 lakh to laborers.
